Resolution to grant for the first phase of the Margarine Works, in Southall.

Southall is set to undergo a transformative development as the first phase of the Margarine Works project achieves Resolution to Grant. The Margarine Works, a major residential-led development, aims to revitalise the area and provide much-needed housing and amenities for the community.

The initial outline planning permission for the ambitious project, encompassing 2,083 units, was granted in November 2019, setting the stage for the subsequent phases. In early 2022, KMDC were instructed as client representative and Development Manager for the Phase 1 Reserved Matters Application (RMA). The RMA was officially submitted in November 2022 and recently received the green light at the LB Ealing's Planning Committee meeting on March 1, 2023.

The swift determination of the application within 18 weeks of submission is commendable, particularly considering the scale and complexity of the scheme. The success of the Margarine Works project owes much to the dedication and expertise of the LB Ealing Officers involved in its evaluation and approval.

Phase 1 of the Margarine Works development will feature a range of exciting elements designed to enhance the local landscape. The proposals include 867 apartments, of which 35% will be designated as affordable housing, amounting to 282 homes that will contribute to greater social inclusivity and affordability in the area.

In addition to the residential aspect, the development will include approximately 8,300 square feet of commercial floorspace, catering to the needs of businesses and further promoting economic growth. Furthermore, a 180-bed hotel is planned, offering accommodation options for visitors and tourists.

The Margarine Works development will boast an impressive architectural range, with buildings varying in height from 4 to 27 storeys. This diversity in height will contribute to the creation of a visually engaging skyline while ensuring the development blends harmoniously with the upcoming schemes within Southall town centre.

A crucial aspect of the Margarine Works project is its commitment to environmental sustainability. The plans include a significantly enhanced green-focused public realm, providing residents and visitors with access to green spaces, a new cycleway, and improved pedestrian connections, overall contributing to a more sustainable urban environment. This emphasis on creating a balanced and eco-friendly community demonstrates the project's alignment with modern urban development principles.

The Resolution to Grant achieved for Phase 1 of the Margarine Works marks an exciting milestone in the transformation of Southall. As the project progresses, the development promises to breathe new life into the area, providing much-needed housing, vibrant commercial spaces, and a greener public realm. With its focus on affordability and sustainability, the Margarine Works is poised to become a model for future developments in the region, shaping the future of Southall for the better.

KMDC are continuing work on the project, undertaking pre-start workstreams to enable construction commencement.
